Abstract : Jeddah is one of the largest cities in the Kingdom of Saudi Arabia. During the period 1366-1406, its area expanded from 190 acres to 22555 acres. This paper is concerned with specifying and estimating the determinants of land use and urban growth in Jeddah for the period 1395-1411. It introduces several factors that are expected to affect urban growth. Such factors include gross domestic product (GDP), housing price index (HPI), population, government loans, municipal budget, and water consumption. The ordinary least squares (OLS) results are consistent with previous research. The signs of the most important coefficients are as expected and significant at the 95% level. After correcting for second- order autocorrelation, the estimated equation shows that GDP, HPI, and population do play significant roles in determining Jeddah's urban growth. The empirical results show that urban growth increases on the average by 24.37% as a result of an increase in population by 10%, while it increase only by 3.3% as a result of an increase in GDP by 10%. However, urban growth decreases on the average by 22% for each increase of 10% in HPI.
